The Moorings Is Changing on Three Different Clocks Right Now, and Most Residents Only See One of Them

Drive north on Gulf Shore Boulevard past Harbour Drive and you will pass a construction fence where the Executive Club used to stand. The four-story condominium building, built in 1969, came down in 2023, and the bayfront lot sat empty long enough that most people stopped noticing it. It is not empty anymore. If you play golf a few blocks inland, you have probably heard renderings talk at the clubhouse instead. And if your calendar runs through Venetian Village, you already know one date in September that has nothing to do with either.

These three things are not connected to each other. Different builders, different boards, different budgets, different timelines. That is exactly why most residents only know about the one that happens to cross their own path. Here is the fuller picture, and what each piece actually changes for someone who already lives here.

What's rising where the Executive Club used to stand

In early 2025, Kolter Urban paid $92.5 million for the 3.07-acre bayfront parcel at 3300 Gulf Shore Boulevard North, the site of the old Executive Club. The plan that followed is two eight-story towers holding 51 residences total, with floor plans running from roughly 2,000 up to more than 7,500 square feet and starting prices around $3.7 million. Amenities include two pools, a fitness center, concierge services, and a private 16-slip marina on Moorings Bay.

Permits were secured and construction was slated to begin in the fall of 2025, with an estimated two-year build pointing toward completion in the fourth quarter of 2027, according to the Gulf Shore Association of Condominiums, the nonprofit that tracks development along this stretch. The official groundbreaking celebration came on January 29, 2026. BCBE Construction, led by longtime Southwest Florida contractor Melvin Engel, is the general contractor, and the project has since moved past seawall reconstruction into foundation and piling work.

What that means day to day: this is not a quick renovation. If you live within earshot of Gulf Shore Boulevard North, expect construction activity through at least 2027. What it replaces is a single aging condo building that had sat vacant since demolition. What it becomes is 51 residences and a working marina on water that had no active dock for several years. For a neighborhood built almost entirely around canal and bay access, that is a meaningful change to how one corner of the Moorings looks and functions, even if it never touches your own street.

The country club is renovating without selling a single fairway

A few blocks inland, Moorings Golf & Country Club has posted its own version of a construction notice, though nothing there involves cranes yet. The club describes a course renovation as being on the horizon, aimed at upgrading infrastructure and visual identity while keeping the layout that members actually like: nine par-4s and nine par-3s across an 18-hole, par-63 course that plays in about three hours, one of only two golf courses inside Naples city limits and the only private one west of US 41.

Here is the part most people outside the club never hear. More than a decade ago, financial strain pushed club leadership to circulate a very different kind of renovation proposal to members: carving up to 43 of the course's acres, roughly 40 percent of the layout, into 32 buildable house lots to raise capital. Whatever came of that vote, the course today is still the same 18 holes it has been since 1963. The current renovation talk is about turf, drainage, and clubhouse infrastructure, not about selling off fairways to fund the club's future.

That distinction matters if you live near the course or are weighing a membership. A club discussing infrastructure upgrades is a different proposition than one discussing land sales. The Moorings has been through both conversations. Right now it is having the first kind.

Three separate decision-makers, three separate reasons to change something in the same square mile, and none of them coordinated with each other. That is the actual story here.

The one date that hasn't moved

On the Moorings' northern edge sits Venetian Village, home to the waterfront shops and restaurants most residents just call the Village Shops. It has held that role for more than twenty years, and while the tower down the street rises floor by floor and the club debates its next clubhouse upgrade, the Village's own calendar has stayed exactly where it always sits. Wine Around the Water, one of the property's most anticipated annual events, returns Saturday, September 12, from 5 to 7 p.m.

It is a small detail, but it is the clearest evidence of the pattern running through all three stories. A private developer is racing toward a 2027 completion date. A member-owned club is weighing renovations on its own internal clock, with no public deadline yet attached. And a shopping center with two decades of institutional memory is running its calendar exactly as it always has. Three timelines, moving independently, inside one neighborhood.

What this actually changes if you live here

If your daily route runs along Gulf Shore Boulevard North, plan for construction traffic to be part of the landscape for a while longer, with an actual payoff on the other side: a working marina and new residences replacing a fenced lot that has produced nothing but dust since 2023. If you are a club member, the renovation conversation happening now is a materially different one than the acreage debate from a decade ago, worth knowing before you weigh in at the next member meeting. And if none of that touches your week, September 12 still will.

None of these three stories required each other to happen. That is worth sitting with for a moment. The Moorings does not change all at once. It changes in pieces, on separate schedules set by separate people, and the only way to see the full picture is to track all three at the same time, which most residents, understandably, do not have the bandwidth to do.
